If you want to make sure that your tenants keep the policy in force you could ask them to have their agent/broker include an endorsement to their renters policy that is called the “ADDITIONAL INSURED” endorsement and the additional insured would be your LLC if it owns the property or yourself if you own the property, this endorsement will require the insurer to send the LLC or you copies of any cancellations or changes to the policy, you should know though that this endorsement cost’s additional premium that the renter would pay.

With a $250k servicing endorsement you can make loans as long as you want to for as long as you want.

I obviously don't endorse the tenant's conduct, but your notion of professional responsibility to landlords everywhere is a bit of an oversell for me.  

I had an LLC, my broker got me insurance for the LLC, but an endorsement also covered me personally.Remember, for small one person businesses, they always sue you personally.

Insure the STR on the current policy without changes 2. keep the current policy but add an endorsement (if so, what cost)3. cancel due to the STR.

With the letter, I included documentation showing my LLC was the current junior lienholder... copies of the note, mortgage, endorsements, and recorded assignments. 

This endorsement is only available on a personal form policy.
