@Brian Gibbons Nailed it.The one thing I would emphasize is...when you are selling with any kind of option or seller financing, always use a local & reputable RMLO. 

One of the biggest things we emphasize the most if getting an attorney who has significant experience closing loans for private or hard money lenders. 

If they still don't leave a review, emphasize how much you enjoyed providing a place they enjoyed, that you left a great review for them - but that AirB&B only posts it if they leave a review also - and the reviews will help THEM get a place somewhere else next time, as a guest..

I would contact landlords of places you'd be interested in renting to see if you might qualify (explain your credit and emphasize your other positive qualities), and maybe post a wanted ad on Craigslist and look to see if Facebook has a rentals page in your area where you can find out from others which landlords work with poor credit.Good luck!
