I've had 3 propertys ready to flip,  in which we only have to pay a % of the already discounted price as the seller will exit according. yet they can't creatively on board me with 3 of the very deals they & I will be doing ??????? 

I'm planning to reach out to see if people are interested in investing equity in a condo to get it at a discount, maybe at construction cost. 

Even if you have to sell it at a discounted price because of the condition you will still get something.

I'd have to slightly raise my fee if the latter I'd think, or maybe offer a discount for bank transfer instead.

The residential brokerage industry is in transition right now; after numerous attempts the last 15 years by well financed - venture capital backed companies that attempted to "disrupt' the industry (ibuyers, Zillow, buyer's only agents, public access to MLS, flat fee MLS, discount brokers), we are still at basically the same place we were in 1975, i.e., 6% commission paid by seller.So, the next step is compliance with the settlement agreed; no offer on MLS of seller agent sharing points with buyer's agent.  

Work with your lender how to do that, so you can sell them retail one by one - not to another investor (for a discount).
