@Jd Martin Good post and I agree, vacancy can be a good way to "reset" a unit to market rents.....although they are usually a lot more digestible for me one at a time as opposed to an entire building emptying out at once LOL.Filling a vacancy quickly at a higher rent also gives me more confidence when considering rent increases within other units of the same building.

Digesting what you have written.

This way you have time to digest the tenant problem/request and think about how to handle it before you get back to them.

I know his no debt ever position  is hard to digest as a RE investor, but he has great budget forms and advocates ways and reasons to stay out of credit card & student loan debt, car payments, etc.  

The problem I've found with BP is there is so much information and so many willing to help and give their advice that its overwhelming how much information you're trying to digest and focus on.

You'll need to put this all into a marketing package that a buyer can digest.  

It's going to be a lot to digest, so I'm sure I'll have questions for everyone after reading it all.  

My immediate goals are to meet professionals in my area and other locations, digest as much information as I can, and most importantly, develop a short term and long term strategy that will lead me to dream home on an island somewhere in the Pacific :-) I'm excited to start this new journey and meeting great people along the way!
