Those are areas with solid schools and good rental rates, but the home prices don't destroy your margins for buy & hold.

@Steve Babiak Thanks I had some idea there were panels and drop ceiling stuff we could install but it would likely  destroy the character of the apartment and I doubt the downstairs tenant would want it even if I offered to do it.

@Anthony Fleming one of the biggest issues I've found trying to buy from wholesalers using assignments is that they don't educate the seller very well and that lack of communication ends up destroying the deal.Be sure you let the seller know that you will be bringing "your partners" and/or contractors through the home for quick inspections.

I'd prime and paint over the rooms as the tenants destroy the wallpaper but I'd try to clean with magic erasers first.

Too many people try to be landlords and they do not enforce the lease provisions and after a while the tenants are doing what ever they want and destroying your property.
