I had a tenant last month who had issues with stolen identity and some unauthorized transfers from his account....he was 3 weeks late with rent and didn't pay a late fee.....and mine is pretty steep.Here's my late fee:"LATE FEES: Time is of the essence.

Here are the numbers to put this into perspective:4 identical 2 story units2bed, 1.5 bath w/ parking and laundryPurchase price $150k + $5k buyer premium 25% down = $37,500 cashRepair estimate $40kActual repairs so far $55k (mostly credit)Rent $900min $1100maxMonthly Expenses $2200mo estimated (plus credit payments until paid off)I have utilized my excellent credit to fund a majority of the repairs on 0% interest credit card offers in hopes of having the tenants pay a majority of the debt prior to the promotion expiration.

I would believe the principal would go down from Feb to March if the monthly payments are identical (less days in Feb = less compounded interest so more principal in Feb).

We opted to make this a top-line property so we put granite countertops, SS appliances, hardwood floors and all new mechanicals, plumbing, and electrical.All 4 units have identical 2 bed 1 bath layouts but each has a slightly different color scheme in the kitchen and bathroom to appeal to different tenant interests.
