Just before we launched our first couple MTRs we started reaching out, networking, and pitching our model to local companies.

I'm not going to itemize a couple of drywall scratches that need some spackle and touch up paint. 

As far as office I remain intrigued by it, also at least in our area condos have been brutally hit and I think offer a “deal” without quite the downsides to office, I tend to think office/retail in suburban and even pandemic boom markets (I’ve started investing on the eastern shore of Md and have considered some office deals there) offers the best risk/reward of office because you have a population boom coupled with ultimately still a low supply of office space, where as urban areas have lost population and have a huge glut of supply, I think the ultimate fate of a lot of urban office trends towards zero/land value. 

I have been in touch with a couple US based ones that lend in region.  

Had a couple of cars towed when they parked in the driveway. 

A couple of days ago, both my realtor and I called her number to follow up and the lady says the number does not belong to my tenant i.e. she's a diff person.

Coupled with tailored marketing efforts, these enhancements attracted buyers and significantly increased the property’s profitability.

If you have plenty of money then it probably wouldn’t matter how much the property costs, but for a $1MM+ property I’d personally want at least a 6-7% annual return through cash flow (15% or better preferred) and a pretty good idea that it’s going to appreciate solidly.

Some prefer to rent.

I have not partnered with any of them bc I view partnerships as a last resort - just a personal preference.
