Make sure you put the contingencies on the sale contract that will let you either renegotiate or back out of the contract if you have to.Also when you put the house under contract, make sure you deliver the contract to a title company or attorney, with the earnest deposit, in order to show that you have a viable and executed sale contract.

We had mulled around a number a bit and it worked with my estimated financials so we offed 535,000 contingent on financing, I declined roof inspection(done 1.5 years ago when seller purchased 2/3rd life left) and sewer inspection.

You would typically want to have your contractor walk the property with you before you make your offer so you can factor the rehab estimate into your analysis and then you would have an inspection done immediately after you get the property under contract during your contingency period to make sure there's no other issues.
