The new flip I just started working on is in a small town, but once again it was the ugliest house on the block. 

Sent out 2 messages  to individuals last week and I think BP is blocking my messages as well.I’m 18 years in this business flipping and building new construction.

I feel that this is the biggest stumbling block so far, finding property and landlords that work for this.

I know a lot of people that do concrete work, flooring, sheetrock, plumbing/electrical, cabinets/tops, paint, etc. but I still need to get the units built. 

There's software that can tell even which blocks has the highest appreciation per zip code. this is for rehab or buy-and-hold long term.The inside factor that really makes higher appreciation is good school districts as parents wouldn't need to pay private schools for their kids. 

We are literally block from viewing two properties due to this law.

But once you have the layout done, it’s just busting concrete.  

Minuscule in Philadelphia, but you have to know that area block by block to succeed.
