His house is very close to downtown, less that a 10 minute walk to the train station (where people commute to Manhattan in ~35 minutes) and the schools are some of the best in NJ.

I can tell you that managing them personally from a distance of 500 miles was a chore.  

If you're willing to commute "over the hill" you might try the Felton/Boulder Creek area.

Been listening to the podcasts on my daily commute and learning a lot about the different ways/strategies people have invested in real estate.

I'm long distance so not a huge help.

We continue to re-evaluate this and are looking at Multi-family and areas within commute distance from Boise.

Hi everyone, some of whom I already know :)  I'm of the philosophy that it's possible to buy turnkey from a distance and never see the property...but you HAVE to have those appraisal and inspection contingency inspections in your contract with the provider.  

They may (emphasis on "may") be able to provide you with the legal eviction paperwork from a distance.
