MInut has a low average review (mid-3s I think) on Amazon which is a bit of a red flag. 1 per room at a total of $60/month sounds excessive for something that is not likely to be a common occurrence.

One of the easier ways to do this would be to 1031 exchange into a DST where the sponsor owns a REIT and utilizes the 721 as part of their strategy.

I had a few people interested only after I dropped the price down to $2100/month for a 4 Bed/3.5 Bath, utilities included, and I was the cheapest house in the area for that size on FF (we also allow dogs, which many don't).
