So as investing partners it makes sense because we will both have extra cash at the same time, we partner up to cut the risk in half + we both specialize in a couple things the other does not in terms of being a rental property owner (e.g. running the books + marketing vs actually fixing things).  

What can I do to  clear the title?

They have more skin in the game then you do.Make sure you get clear title.

I have learned from experience that clear communication is far better than attempting to conceal the sale.

Clearly this structure has been discussed amongst prospective partners since "Mike the builder" has instructed the parties how the purchase agreement should be papered.  

Chris, it all really comes down to giving your money a clear purpose.

In each instance, fault was on person B (Yourself in this scenario) and NOT on person A who the tree trunk was on there property but limbs overhanging neighbors, AS LONG AS they had readily allowed and made no conflict to person B cutting out/down whatever was projecting onto there property line.
