@Steve Vaughan  herein lies the rub  with just trusting closing attorneys to do your deals for you.just like out here we don't trust our escrow companies to explain the mechanics of the deal, we know what we are doing and we give instructions to the attorney or title company .. not just hey I showed up and signed and had no clue as to what I am doing.. this is the height of well you know what.I get that all the time from east coast attorneys who just tell me title is fine..

Two options: lie to seller and walk if they cannot successfully unlicensed broker the deal or have the cash to close.

Any turnkey company (or really any company) that tries to sell you on the idea that they're doing you a favor, losing money, by 'letting you' get such a great deal, is lying - that's a used car salesman tactic and huge red flag.

He certainly was not the first BP member to claim to be a licensee and that was an outright lie (think FRAUDS AND SCAMMERS). 

And if it comes to pass that a judge reviews this, what said judge will see is an allegation about someone doing something naughty on the phone versus documented proof that someone lied in writing before a notary public.

@Andrew Magoun Something that I've had to get used to in this business is having people look me straight in the eye and lie to me. 

My real questions/concerns lie here....
