Recently I've tried sending a certified letter (containing all my contact info and a request for contact) with return receipt, but USPS reports they were unable to deliver it  - Notice Left (No Authorized Recipient Available)There is nothing particularly wrong, and she's completely current with rent based on auto-payments.I feel uncomfortable not being able to reach her.

I recommend becoming a PRO member and promoting your deals in the Marketplace.

Research and define your geographic marketplace, your marketing plan and budget for generating leads, your sources of capital for both operating expenses and funding deals. 

I would consult a 1031 certified company and check with them on this.

Hey all, I'm considering lending cash to a flipper friend of mine so he can make a cash purchase on a $200,000 deal which is requiring certified funds. 

That got me thinking of a tactic I used to use as a newer rehabber of stocking my rehabbed homes with used appliances purchased on Facebook marketplace.

I suggest contacting two or three local property manager's to help assess the marketplace, location and get their opinion on rents.
