Jon a couple of months ago I ran into a short in a 180K neighborhood. 2 plasm televisions, surround sound in the main area, Jag in the garage, no carpet on the floor in the livingroom just OSB.Some peoples priorities are just out of line.

One of the bedrooms needed new carpet but he "didn't want to waste his money buying brand new carpet for someone else" so he literally ripped used, old dirty carpeting out of his OWN house and brought over to the flip and installed (of course it was a disaster).My favorite thing about this show is that it provides solid evidence that Darwin's Theory is hard at work in weeding out the sub-par flippers.

my sweet innocent tenent never cleaned a thing in 9 months , she stained the carpet , it took 26 passes with a steam cleaner to get the carpet looking like new , she kicked a hole in the wall , these are just a few things , total 1,500 dollars worth of clean up and damages, she paid 400 for security deposit , do i send her a bill for the difference or do i have to eat the diff, i took pictures before she moved in and of all the damages after she moved out , :shock:

More or less as a reward to a tenant so they continue to live in the unit long term.Fresh paint, new carpets, maybe new counter surfaces, appliance upgrade.Most tenants do not stay long.

I know most would say "no way", I am looking at it from the standpoint that the home has no carpet, it has old hardwood floors that we have not refinished.
