The GC is a business person who doesn't care about your ARV, LTV, or your budget.

Now most of my deals are a combination of our business money, bank money, hard money, and private money.  

Big lenders like Flagstar that have a servicing component are currently using their servicing business insight to go after refinance business internally.

I agree that is will be a gamble as to how well it will do.Also, ask the owner if they will entertain partial owner financing to keep from dragging family and friends into this risky business venture.Maybe even rent from owner for a year with right to sublease to see how it goes before committing to a purchase.

Thank you Each state’s laws vary, but many/most will require a foreign corporate entity to register in that state before it can do business, and holding property title is a business.

I used to do BRRRR strategy here but now only do flips and help with others' house hacking or flipping.I had to move my BRRRR strategy side of the business to Tyler Texas.Are you still investing locally or only out of state?

That said, I can handle it when necessary and have successfully built multiple self-started businesses and ventures in real estate investing (REI).

You can do this with almost any business, as long as you are bringing in the clients, leads, deals and etc..
