You are completely missing, or just brushing over, the most important aspect of all of this. 

I too am brushing up on what I can, meeting with local groups, playing cash flow, etc. 

These were some of the early signs I brushed off and thought I could be different and not get it.... and I probably could have, but I got my degree.

Or am i overreacting and should brush it under the rug?

You should brush up on Iowa landlord tenant laws. 

I lost my ice scraper and snow brush when I moved to Houston.
