This is definitely one of those road blocks that is on my list to explore.

If caught, best case scenario is you'd get a cease and desist letter from the state regulator and probably fined. 0% chance this is worth it.

They'll finish the block and then it'll take a month before they start framing - for no reason at all.  

Additionally, there is current optimism with the new mayor, who is focusing on economic development and infrastructure improvements and literally cleaning the city block by block, further enhancing the city's investment appeal. miami doesn't have huge swings it's had 12 years straight of appreciation 

To me, that means you don't it and have as much claim to it as I do to my neighbor's property.I lived in a community in PA that had a deed restriction blocking construction of sheds and other things on all of the nearly 400 properties in the community.

I went on the county website, found the contact info for all the lot owners and started mailing out heartfelt letters describing why they should sell me their land.

They already sent Default Letter!

It is easy to spend a few extra dollars fixing a duplex up and be the best on the block.  

SBux has great real estate, but most of their deals are well in excess of market rents due to significant Work Letters for the developer on the front end.
