Now he uses property managers and I would bet dollars to donuts those professionals aren't offering cash for keys.I have 15 years experience managing 400 rentals and I have never offered cash for keys.

I have friends who own properties with 5+ units who Airbnb 1-2 units in those buildings but again there are limits to the scalability thing.

Most folks who come to me to refi end up having to bring cash to close even though the new value has increases substantially, they cannot access 20-25% of that equity due to the cash out limits being 75-80LTV.
