Those who say mobile home parks are more lucrative than investing in mobile homes themselves could have had bad experiences (or no experience at all) buying mobile homes as investments.

On that topic I completely agree with you Scott, @Mark Miles has done nothing but bad mouth the Pocono region for years now!

The worst thing you can do is inherit a bad tenant and then you'll have to go through the eviction process. 

TLDR: Bad idea for your personal home.

Just a bad idea all the way around.

But unless they advertise the seller finance (and be careful as most are really bad deals), then you'll need to talk them into it.

That is not luck, that is not random, that is suicide.So conclusion,  the people you are trying to skip trace (and pay money for to skip trace) are not just "a bad " audience.They are the worst possible audience.

Real estate used to be the easiest choice of all time.

I think thats either a bad area, bad property, or a bad property manager.

A lot of the creative financing is paired with bad real estate or a bad purchase price but the buyer is hyper focused on the creative financing terms and that's prioritized over the real estate.
