Standard in my market (at least for me) and I've never had a problem with it.I still require ample notice for lease termination - 60 days.If rents increase throughout the term then I collect the difference when they give notice that they are leaving.

Being in the 3rd largest market in the US, means you can find ample contractors, attorneys, realtors, managers, accountants, etc.

All 4 units have laundry rooms or utility closets in the unit, spacious primary bedrooms, ample closet space, open kitchen & living room layout, stained concrete floors on main level, forced air heating, refrigerated a/c, individually metered for gas & electric services, and appliances included.

In summary, the trade off for lower cash flow can be a group that operates more conservatively with a low LTV ratio, ample cash reserves per door, underwriting to rising cap rates, and 40%+ of return deriving from NOI, all of which will mitigate the effect of a downturn on your total return. 

Do I need to open escrow on the land first to attain geographical data?

We have been successful with that strategy and the "portfolio" approach is more attainable with multi unit investments.
