I considered ordering the lender's inspection/appraisal, but this wasn't an option because the water and electricity are currently turned off, and HUD won't turn them back on until I have submitted earnest money of $2,000.

A nice touch is to provide some nice metal shower curtain hanging rings already installed on the rod and a nice translucent milky colored shower curtain that fits, brand new sitting on top of the toilet tank waiting for them when they move in- so they can take a shower and not have water go all over the floor for the first few days.

If Airbnb is an option for your spare bedroom then that's great, personally when I first started I didn't want to have to deal with the in and outs of people and also making my place aesthetic enough that it would rank well on Airbnb so I went straight to long term rentals but if you want to dip your toe in the water it could be a good option if shorter term tenants make you more comfortable.
