I'm in need of some advice as I am just an amateur and need some guidance on this purchase.

He is probably mad that I got an attitude with him because he wanted the attorneys number and to speak to the bird dog but I said that is my business and I didn't give it to him my own fault, and yeah he probably does think he is working with amateurs, I will see if we can figure something out..

I doubt you are dealing with an amateur here.  

The problem with scaling up your plan is that a certain % will go sideways, including a handful if guys like me who go subterranean to find owners, heirs and others then sue amateurs for sport.It's always worth a try.
