HUD will only approve market rent and rent the tenant can afford which can be a limiting factor for you.

@Ardin CychoszThis is where each party should get an attorneyA buyer and seller who both have no education or experience probably is not going to end well and you cannot have someone representing both of you.Get an attorney and if you cannot afford one then you should reconsider whether you can afford a home.

Who can afford a rehab  bill 30% even 40% higher then what has been an exploading cost environment. 

It may be frustrating but check your state and local landlord tenant laws regarding this because it could be an expensive lesson for you if they’ve followed required procedures.

I personally like the Midwest for its affordability and cash flow potential.

Baltimore is a more affordable market for those like myself that work in Metro DC and don’t mind the commute.
