I'm thinking now though that it may be more appropriate to attempt that a little further on down the road once my own personal risk tolerance could accept it.

I don't have a solution but I think a real estate attorney or a title attorney would be a good person to talk to.

If you've never done it and never looked at properties anywhere in person, how will you know what any of the numbers even mean? 

This is probably a place where you go to one of the personal loan sites to borrow money or maybe a credit union. 

Ask for higher security in person have them back out on their own if they still want the place you will be safer with more security

Yes I have owned 4 personal homes before but never an investment property.

IF it was not on an auction site none of the information would be known unless you do your own research. they could say its a 3bed 2 bath home and you go buy and its burned down (seen that before). 100% is on the person bidding at auction.
