Hey Jan- just out of curiosity, how did you end up advertising this rental?

and yeah, some of those home runs are possible, but it's surprisingly tough figuring out what the norm is.10-12% seems like a good minimum...just out of curiosity, why are you offering up what seem to be the "better" deals at 25% or more to JV partners?  

My soon to be architect whispered in my ear that I "might be able to" and this has now aroused my curiosity of making some extra income at a conservative reno budget. 

Additionally, the longer you wait on paying them off, the more interest accrues.  

Some investors love the vague, curiosity peaking message, others prefer the direct mail piece screen out more of the time wasters.

In Colorado, I can do all of my classes and such online to accrue the 168 hours needed, but I then have to go to Denver and take the state and federal tests.

None of which was very appealing to me and then, real estate it was that brought curiosity to learn everything about it.I am 24 looking forward to learn as much as possible about real estate (both conventional and nonconventional methods).
