Agents can do amazing without it but for new agents I think you really have to be on there and accessibly to some point, just like agents 20 years ago were advertising in news papers magazines billboards etc.

The high vacancy rates are from US Census Bureau (latest data is from 2015 for Pittsburgh region 10.6 New data will be coming out in September 2017 for year 2016 vacancy rates).Also, I read in a Pittsburgh magazine that property managers are having a harder time renting units lately.
