Don't "pick on" their house.You could get lucky and they will ask you what you think their house is worth on that first visit or it may take 3 or more "touches" before it is the right time to make an offer.Search this site for email campaigns or the like and search it on google.Too often we only hear that REI is a numbers game...but it is played with real people involved with real needs and wants.

and a tenant or visitor is otherwise injured or suffers significant property damage, don't think for one second they will hesitate to go after everything you have. 

But I also play FreeCell on the laptop while waiting between visitors.  

At that time there were no visitors to the home (snow was undisturbed).

If things don't look banged up they will take better care and if its well equipped you can get return visitors.

They do take ID of each visitor and also their insurance cover any damage to our properties during the showings through their system.

I am not shy about asking "frequent visitors" and long term "guests" to demonstrate to me that they indeed live elsewhere.
