With permit, benefits are 1) get depreciation and other tax write off benefits since it’s a permitted investment purpose ADU, 2) probably better for resell value, 3) have a separate address and don’t have to bother sorting out mails for our legal tenant, etc. without permit; benefits are 1) no hassle to get the permit, 2) no permit fees, 3) no tax on rental income (as it is more like a “roommate”)Has anyone gone through a similar situation before?

To find someone, I’d start by reaching out to local rehab centers or recovery organizations as they often know operators who are looking for housing.

In addition to their standard updates, I appreciate the regular calls with a supervisor to address any issues with our rep and make sure everything is on track.They've managed several of my properties, and while there were occasional maintenance costs, I felt they were reasonable and necessary to keep the properties in good shape and avoid bigger issues down the line.

On top of that you have idiots who engage in bid wars and pay retail for a house that has never been inspected (and those are the bidders who will cry foul when they discover totally trashed and destroyed house that will require a full gut job to rehab).
