As investors we don't pick guarantees, we assign probabilities, allocate on conviction and then manage downside risk where possible. 

Is there a personal guarantee for the loans?

Richard Advani with Guaranteed Rate is not only one of the best lenders and strategists I know, but he and his wife are also investors owning 22 units.  

And there's no guarantee they will win (obviously circumstantially and depends on the scope of the job). 

Do you offer rental or maintenance guarantees?

I can guarantee this won't be the last deal you find.

Depending on your lender, you may be able to request a forbearance, but this is not guaranteed.

There are no guarantees going forward.

A new house is no guarantee that a bad tenant wont trash it. 

I think it depends on goals and experience, section 8 is a good guaranteed income, air bnb or short term will have higher rents but you will have more monthly expenses (cleaning, internet, lawncare) student housing is another option, and then good old LTR.
