They may speak to you directly.I have to say that buying occupied may have more cost and wait time involved but if the price is so low you can't go wrong then it may be ok.

Right now I'm starting with distressed homes and looking for those owners who want to sell as is. So

They are responding to facebook linkdin and bP PMs where the adds are simply to good to be true  so they get sucked into thinking there are actually loans at 5% for hml  or that NO down payment is necessary or that NO credit is necessary etc etc.. while it could happen for very experienced repeat borrowers  everything but the interest rate that is.  So

It may make you appear to be smart, but people can see through that.Although my dude is so funny he’s sometimes hard to take seriously, To a certain extent Paul is correct here.

Heck, even Warren Buffet failed at that in the early days of Covid, and he got flack for it at the following Berkshire shareholders meeting.That's why the saying "Time in the market beats timing the market" is so popular.

it is no news here that BRRRR is an awesome Real Estate strategy that build wealth and cash flow by recycling and growing capital. it is something investors have been doing for years and are still obviosly doing today...

I personally think the barrier to entry of stocks is so much lower than real estate.
