If so, then the OP, who’s claiming he was a “transactional lender”, was a part of said fraud.

On the other hand, there’s a part of me that wants to just keep slow and steady without leveraging more debt and buy properties as I can save a 20% down payments.

He proceeded to the other apartments to test their toilets and discovered tush wipes in one other apartment.

They wanted a 2 bedroom apartment for $700 that took smokers.

I'm on Lane Kawaoka's e-mail list and I always think about striking out for something, but wondering if its worth it or if it can turn into a house of cards...It depends on the opportunity, the syndicator, the total amount of money involved, the amount you want to invest, how long you want to invest it for, the location of the apartment complex, the number of units involved, what your goals are.

Knowing this information, should I sell and take 300k(ish) to a bigger multifamily or apartment via 1031 exchange?
