Hello @Sam ShuehI've been leaning towards taking online courses for the RE Salespersons License, but do you recommend any courses in the San Francisco Bay Area?

She visited NYC for a few days last week but no luck and now her search is online since she is back in the City by the Bay.

I live in Bay Area and am interested in NC (triad region) for buy-and-hold (rental) because that's where my extended family resides and Bay Area is too expensive to make numbers work out for me. 

Concrete in joist bays in bathrooms was common.

People don't generally build ADUs unless they intend to be there for a while, so the ones listed are often divorce cases.Back to OP question, I don't think there's a bubble. 2-4 unit properties in my area are appreciating slower than SFRs (you think the 1% rule is tough to find in a Bay Area triplex, try to find it on a SFR!).

Good morning BP family, My wife and I live in the Bay Area and we are looking to relocate within the next year to the Austin and surrounding areas in Texas.

If cash flow is what you are looking for, I would not recommend LA/OC/Bay.  

@Scott Stover - Historically Bay Area housing values only go up in the long run.

I am looking into out of state real estate because I live in the Bay Area in CA and things are way over priced here.
