My son currently lives in the townhouse b/c he is going to school and works in the area.Since he is young and starting out in life, I would like for him to only cover the basic costs (taxes, HOA, utilities) just enough for me to break even (I believe that will put him slightly little lower than market rent rates). 

If so - how did that go?

@Franklin Perez how is getting a license going to allow you to access off market properties?

if you're W2 and full-time, hourly or salary, you should be able to go off your pay stubs for qualifying.

But do you know how you're going to come up with the upfront money? 

Thus, I’m going thru background and experience checks of GCs, with relevant experience before selecting one instead of using my usual crew which doesn’t have such experience.
