I've been reading a lot about this and had color tested the SW realist beige, but from the pics this looks more grey greige.

This business does NOT come easy, there is a lot of psychology behind it and your state of mind will have a lot to do with your success.Read as much as you can about the strategy you choose here on Biggerpockets and make sure to ask questions, we are always happy to help!  

Don't renovate to the standard you would live in if it's a rental, and if it's a flip, make sure you understand what the market demands in terms of amenities, colors and styles!

Not sit around and paint with water colors or join your local golf course, but then again, you can if you want.

The federal Fair Housing Act of 1968 and the federal Fair Housing Act Amendments Act of 1988 prohibit discrimination on the basis of the following criteria (called “protected categories”): race or color; religion; national origin; familial status or age—includes families with children under the age of 18 and pregnant women; disability or handicap, or sex.

A narrated tour does give them more information, points out details, adds some 'color' so to speak, and can hopefully convince them to take the next step.

The psychology behind this is that you don’t want to keep coming back.A possible conversation you might have at this time in the negotiation is…“Well it all sounds good but I want to run it by my attorney.”The attorney objection comes up a lot especially in terms deals.
