Nursing home care anywhere in the USA isn't cheap and and certainly not in the Bay Area.  

I see that a lot of the SFH are very cheap.

Sounds pretty cheap to me.

Could be in Austria where I was born and health care is incredibly cheap (and good) even if you pay cash.

But if LLCs are cheap, like in CO, then we have a holding company own a gaggle of LLCs where each rental is owned by an LLC.The fix and flip is kept completely separate... like way way away from the rental activities.Don't put your rentals into your fix and flip LLC either.

I guess I wouldn’t be against it if it was cheap (less than 1-2% of rent) and the tenant paid it.

Its definitely not a scam but like most training, much of the info has been posted elsewhere for free and its not cheap.

I'm buying another duplex there next month.If you are in Detroit you have what so many people here would kill for... a cheap market in your backyard that's makes it easy to learn.Have you gone out and done a deal?

Pick a place where lots of people want to rent, the houses are cheap, and there's a chance for growth.

If you get specifically low flow showerheads, the cheap <$10 ones at Home Depot, tenants will complain.They'll just switch them out back to "normal" ones- people like strong showers.There are some that use air pressure to make low flow feel stronger.
