We will however have a commercial inspection done to verify the building condition.Vacancy rates are extremely low, and from what I gather from others (realtors, residents, and reading the town council minutes), the town does not welcome large commercial apartment complexes, so I'm reasonably confident there would not be a huge influx of apartments in the near future.Overall, considering this is a fourplex (4-2bdrm units), would this cash flow attract you?

If you want money people, you are networking in the wrong places with RE types, they know the game, what you need are private investors that you can inform, so long as you have the necessay knowledge.Civic organizations, the Red Cross, Literacy Council, Hospital Volunteers, Friends of the Library, Church groups, etc. are things the retirees get involved with doing community service.

If raised beds are required, I can help them with that (I've helped a local senior residence build raised beds so residents in wheel chairs can garden).Water will not be an issue, I can place a rain barrel on-site.I run the idea of a "release from liability" past Council, but it's not as pressing a concern up here ... fortunately we are still a less litigious society.The gardening season here is only 4-months and our participation will only be committed for the current season, so if it doesn't work out, we'll not do it next year.

Know too, it's often political, so after P&Z get with the city council person for that area, they can make it work or kill you if you ignore them.

I have been told that because the property is in an LLC I must have council to sue for the non payment.
