So most folks get sucked into some fake lender thinking they are going to get 6% money or start going through the Broker daisy chains etc etc its a lot work.. granted there are a number of excellent HML that work fast out there for sure.. but there are a lot more that run from total fakes to just want to get your deposit money upfront then come up with 50 reasons not to fund your deal..

 Account Closed they charge for a class, get photos taken at the valet with someone else's luxury car or photoshop in a jet, write a twenty page book and become a zillionaire without even investing.Nothing easy or cheap or cuts corners or cheats is going to be the road to fast fat money. 

If you hear "easy, fast, with no money required" - be cautious. 

A couple of book recommendations:- David Greene's 'Skill' & 'Sold'- Hyper Local, Hyper Fast Agent by Dan Lesniak- Gary Keller's Millionaire Real Estate Agent- Stephen Covey's 7 Habits of Highly Successful PeopleSoak up the practical advice and apply it.The main takeaways I got from these books:- A day where you don't work to generate leads is a day off.

Advertising, marketing, and mileage add up but realistically the only thing you need to do is spend gobs of time belly-to-belly talking to people, handing out your card one at a time as fast as you can, and listening for opportunities to help people.

If property management is not chosen wisely you can loose a lot of money very fast.

Dealers/movers definitely know what they can get, and private sellers follow suit so you'd have to be motivated/connected AND be able to move fast to find a fair deal on a decent 'newer' used manufactured in the first place.I'd probably go new 75% of the time vs what I've been able to find price wise, used, personally..

If you don't you need to learn how to be a landlord real fast, get out of the rental business or turn over the property to a property manager.

I suppose I feel like, as the owner of 20 books on REI, which took 400 hours to get through, there isn't a quick way to get to the knowledge we need, or a fast way to make a connection that is legitimate.
