If you had concerns about the asset if and when you pass away and would like to avoid probate, a Revocable Living Trust that owns the LLC that acts as a Holding Company is a good option.

In the end a credit score based on a sufficient credit history tells you the risk of default which is what you should actually be concerned about.

Talk is cheap.So my last purchase (Dec 2031) was the extreme negative cash flow.  

Just to clarify my previous post, I would like to say that while I've experienced challenges with mngt, RTR/Rent to Retirement has been extremely helpful in navigating this situation so I know what my options are and so I don't feel alone in this process.

The issues being  1) inconsistencies in roof (dont know what this means)  2) a hole in the drywall behind stove in kitchen because of which there are spiders coming out of the wall and they had to kill two of them.At this time, I am concerned that they will trash the house while leaving it.

Before you call any family service, how about meeting with them and expressing your concerns.
