Tenant had bad credit which he explained (540-570); I wanted to rent the apt for the winter so I wrote a 6 month lease and explained we could extend if all goes well (lease dates Dec 1 - Jun 1).

Personally I use Winter Hill Bank for most of my project and buy and holds.

I think the smallest bedroom is about 75-80 sq ft. as I have been saying there is economically obsolete  ( many of these older homes that need more work than what they are worth on a resale basis) and functionally ( it appears building the cheapest home to the very minimum UBC code is a prime example.I had a rental up in Kokomo I dealt with that heat was too much in the winter and the tenant said either lower or NO rent or I have to move .

While I was there, I realized how much we were paying to stay 4 nights in this place, and thought what that number would like like with tenants throughout the winter!

Will you check Cleveland weather all winter from sunny FL worrying about snow, freezing pipes, if your downspouts are working? 

As a landlord, I prefer minimum 1-year lease as I don't want turnovers, and I renew it with full-year renewals, not defaulting to month-to-month, as I do not like winter turnovers.
