I think this might be a low point because the Canadian government is trying to pump the housing market before the election next year by lowering rates, relaxing mortgage insurance conditions etc.Yes they have been putting in all these measures to prop up the housing market as they see the pending implosion writing on the wall.

There was an issue with them and I am still waiting for that to resolve - but it’s in the works.The state where the relinquished property was, as of this writing, still has not recorded the deed - 2 months now after closing the county is dragging this out.

@Tejas ParuthooliI can answer your question by telling you a story at what points in my life I was developing the software and I asked my attorney if he could write terms of use his response was brilliant he said the best terms of use policy is that microsoft.com they have the largest law firm in the world at that point it was simply copy and paste.I can understand paying an attorney to drop your first LLC but after your first one it's copy and paste.With single family properties you could probably just have one LLC with your umbrella insurance.

The rent to price ratio's look really good for Texas (as well as compared to national levels) and my models cashflow at 20% down if the rate is at 5% or lower, really at the current rates its more breakeven but there Refi potential over the coming years and there is appreciation upside in my opinion with the new Tom Thumb, HEB, and Target breaking ground this year making Forney a more classic style suburb.
