I know that myself, as a buyer, if I cannot walk the property then I am either going to pass or offer far less money to account for what it is I may not be able to see.

. - I am considering selling a few if not all (just 4) of my properties here in TX (I would hope to walk away with about $150k+). - I will be in school full time for 3 years along with clinicals in and around Nashville. 

(The idea being the insurance company doesn’t want you to walk off with $30k and leave the roof not repaired, so they put controls in place to prevent that). 

I wouldn't trust them to make the payments, especially if the property value goes down and they have a bum tenant not paying rent because they mis-managed it and had poor underwriting skills to begin with and realize they messed up and just walk away (what makes it attractive to them if it's not attractive to you?).

Can I ask for reduction in price or walk away? 

It amazes me nowadays how people will throw money into a market and not spend any time in it(pre purchase) then wonder why it didn't work out.we literally purchased our second stilt house by walking up our stairway and the owner (of our now second str there) was walking up there stairs and we struck up a conversation and purchased it off market.My advice, allocate some of your investment funds to knock on doors and hang in the area you buying- its priceless.

When I was on the firing line of course we did not have internet like today and Investors were generally local so they would walk into the office . 

Even the people you think would never lie or walk away from their responsibilities still do from time to time.
