These end buyers tend to take out long term loans, where they run the risk of having their loans called at any time, can lose their jobs, especially in this volatile job market that we are in, and end up in a foreclosure situation, since they have a long term loan usually 15 or 30 years they run the risk of possibly having the property value decrease over time and have to deal with negative equity.

In my area, I've noticed A LOT of investors (including potential buyers on this transaction) that won't even consider university/student housing due to how volatile everything is with COVID.What used to be one of the highest margin strategies just became one of the most risky - lower enrollment, more virtual learning, less renting demand.

I'm not a fan of either of these strategies in our current market unless you have a pipeline to off-market deals.SFH/land development (residential) profit is dependent on the emotions of the public - like the stock market but usually less volatile.

I would NEVER recommend someone use borrowed money to invest in a volatile asset.If you want to stick to the life insurance approach, it would be much, much safer to fund the $40,000 initial premium as you suggest.
