I start out the way I do before telling them where I mention their ad instead of vice versa because I don't want to get anyones hopes up about me being a prospect tenant just to be a coldcaller.I did the same thing a while back and started out saying I saw their ad in the greensheet or wherever and I'd get an excited "Yes" or "Yes it's a 2/1" etc. and wanted to bring a way where I don't necessarily start out the bad guy for getting their hopes up in the first 5 seconds.

In addition to you IRA not being allowed to benefit you (and vice-versa), it is also not allowed to benefit you lineal relatives (parents, children, grandparents, etc)...By sharing ownership with your father, your IRA would be benefitting him and vice-versa...

Or vice versa, if filing is the determinant, then it wouldn't matter when you actually executed them as long as filing order was done properly.Transfer of title of real estate in every state I've ever researched is by filing of the deed and NOT execution of it (except for some owner occupant/homestead situations where an unfiled deed can still be considered legal transfer).
