Since these folks are not tenants, but the seller who has not vacated the premises, you really have an unlawful detainer on you hands and an eviction may not be the appropriate remedy.

This to be an incentive to leave the place clean and undamaged.And explain that if you file an unlawful detainer (or whatever the eviction proceeding is where you are), that will go on a database that will show on eviction reports that future landlords will pull - even if they win the eviction proceeding.
