I am wanting to make sure I will be working with a title company that is familiar with wholesale assignment contracts, seller financing, lease with an option to purchase and possibly sandwich leasees with an option to purchase.

Another option is to rent it out, take out a cash-out DSCR loan, and invest the cash in another investment.

Seems like too much work for too little return UNLESS you own the property, or perhaps have an option to purchase the property allowing you to capture any increase in value.   

Start there and see what your options are.....don't panic yet!

One option to try is to identify the hospitals that are close to your property and try to reach out directly to their HR departments.

@Tim Holt, Yes INDEED house hacking is the best option for most 1st time buyers.  

We were thinking about this now because it's hard to find good deals in our price range, so thought it might be easier to put it into a bigger deal but sounds like that's not such an option. 

Personal loans are typically shorter term maybe up to 5 years.

Keep in mind refinancing costs typically range from 2%-5% of the loan amount, so weigh the upfront costs against the long-term savings to see what works best for your goals.Good luck!
