First of all, I've checked out your post of your first rehab and it is phenomenal what you achieved - you must have been so proud of the transformation and from the numbers you posted it seems to have been a great commercial success as well.

With that said - when we look out 5 to 10 years - which was the question - these are the neighborhoods we see that will have the biggest transformation. 

He also mentioned some electrical issues in the garage--I am fairly certain that it had been transformed into a grow room and they just took everything out.

Fountain Sq has been mentioned often, but that's just one example of MANY urban neighborhoods that have or are beginning to transform.

Carver City is also starting to transform.  

History puts cities on the map, I doubt the history of Detroit can be repeated, it will survive and be transformed, but what made Detroit unique, I think is gone.
