Each town is a little different, some require you to do a landlord registration and/or will want to do an inspection before you put a tenant in (calling the town would probably be the easiest, or they may have the info right online).

They are even featured in articles, have been profiled and interviewed in the local media outlets, look really good online etc. and have a reputation around town as being highly successful because they have been busy buying a lot of units and making themselves look successful even while doing what I would consider very bad deals.It's smoke and mirrors.

We let them rep us on the buy & resale once it's renovated/built, and they are happy to try and work with us on a deal where the seller wants an all-cash, quick close, or the home won't work for conventional lenders/end-buyers, etc.It is hard to find 60-65% of ARV deals, but that's why we are still around!
