If you pick a bad tenant in any state, it's going to be a pain to evict them and when you do, they can always put rocks down your toilet or cement.

I agree with Jonathan about not quoting the remodeling price.  

Full remodel otherwise with choosing a more attractive paint color.

I was told some units have had remodeling done and some have not.

Not that you're not a nice person, but I don't know which mood you'll be in as we go through the tedious realty of tenants and toilets. 

James, I think you are underselling your product, most people would of said that property with the toilet that looked like someone dumped a portajon on it would have been rent ready and turnkey with minimal light rehab required.

Looking back think rather buy stabilized units down there vs ones need remodeling due complexity of finding good contractors.
