It's ok to bypass scalable appreciation in your town in favor of a property in good shape or that you can put in good shape that will consistently cash flow with decent to quality tenants.

I have been consistent since this past October with weekly mailings, it has been tough/next to impossible, for me to do 2nd/3rd mailers...while keeping up with the weekly load.

The idea would be instead of making consistently higher payments on a monthly basis, you save all of that then make a large lump sum payment (say 30-50k each time) and also recast the mortgage at that time, lowering the monthly payment.

We started doing free REI seminars this year, postcards are always consistent and SEO a little referral as well but its hit or miss and people forget about you after a week or two unless they follow our socials to stay top of mind.

Nashville definitely has laid out their regulations and been very strict on them but the good news is that they seem to have consistently stuck by them when challenged.  

The great thing about Lodgify is that it is tailored for vacation rental, and I heard other platforms that focus on B2B like Opera may not be as feasible as for us as our line of work consists of renting out properties in residential tourism districts.

The fun part with Ohio is that half of the municipalities require it, and the other half don't, and there's no real consistency to it.

Maybe they are in good growth areas where rents and values seemed to increase greater than average, or maybe they consistently attract good tenants, etc.

Most of the Flippers that are doing this successful and on a consistent bass are doing direct to seller marketing and finding properties that way.  

By coming on BP consistently, reading posts that are of interest, listening to podcasts, webinars, etc. and most importantly, interacting with other members, a person will over time build a solid network of other BP members that you can rely on, and yes, one of those groups you build can be other women.
